
Mrs. Anna had been dreaming of her own apartment for years. She drove to sales offices, viewed properties, and always heard the same thing: “Price on site,” “Call for details,” “Current prices from advisor.” Today, after September 11, 2025, such practices are illegal.
“I enter the developer’s website and immediately see the apartment costs 850 thousand zloty,” she tells, browsing offers on her laptop. “I can also check that a month ago it cost 820 thousand. Finally, I know what I’m dealing with before getting in the car.”
The new Buyer Protection Act, which came into force on July 11, 2025, since September obligates all developers to full transparency. Every investment must have its own website with current prices of all apartments. There’s no more room for “individual arrangements” or “promotions available only today.”
Marcin, who runs a sales office for a major developer, was initially skeptical. “I thought it would complicate negotiations,” he admits. “It turned out the opposite – clients come better prepared, know what they want, conversations are more concrete.”
The law is uncompromising: every advertisement – whether a billboard by the highway or an Instagram post – must contain the investment website address. There buyers will find not only prices but complete history of their changes.
“It’s a revolution,” summarizes real estate agent Krzysztof. “Clients can finally compare offers like in an online store. Developers had to adapt, but the market became fair.”
For buyers, this means an end to driving blind. For sellers – a new era where the winner isn’t who best hides prices, but who offers the best value.
