This is one of the most common mistakes in Krakow’s real estate market. Owners convinced that an apartment with tenants is an unsellable apartment. Meanwhile, reality is the opposite – such properties have their eager buyers.
“An investor from Warsaw called me,” tells real estate agent Marek. “He was looking for an apartment that would generate income from day one. When I told him about Mrs. Beata’s apartment with guaranteed 3,500 zloty monthly, he bought it in a week. No price negotiations.”
In Krakow, the market for apartments with tenants is thriving. Students, corporate employees, foreigners – everyone needs stable rental. For buyers, it’s a ready business plan: you buy an apartment that immediately generates income.
Mr. Andrzej sold a three-room apartment in Krowodrza for 850 thousand zloty with tenants inside. “AGH students pay 1,300 zloty per room, so 3,900 monthly,” he calculates. “The new owner has return on investment already in the first month.”
Most interesting are apartments near universities. On Czarnowiejska, a three-room apartment with a year-long lease sells faster than an empty apartment in a prestigious area. “The buyer knows they have guaranteed income for the next twelve months,” explains investment advisor Tomasz.
The truth is: in Krakow, an apartment with good tenants can be worth more than an empty one. Especially in student districts, where rental demand is steady year-round.
