Japanese PropTech company showed system analyzing 10,000 factors. Not just size and location. AI “sees” installation condition through thermal imaging, evaluates noise through microphone, checks light quality throughout day. Accuracy? 97% agreement with traditional valuation.
In United States Zillow introduced “Instant Offers”. Algorithm values house and immediately makes purchase offer. No viewing, no negotiations. You sell in 48 hours. Price? 5-7% below market, but zero stress.
China went even further. In Shenzhen entire estate is “managed” by AI. Predicts failures, optimizes energy use, even suggests when to sell apartment for maximum profit. Residents save 30% on maintenance costs.
And Europe? Germany tests blockchain in land registries. Buying apartment in 24 hours instead of 3 months. Estonia already has it – entire process online, zero paper. Scandinavia experiments with building “digital twins” – virtual copy of every apartment with full history.
What does this mean for Poland? New regulations on land registry digitalization coming in 2026. Ministry announces “Mieszkanie+” in digital version – app will show all available social housing in real time.
In our agency we also go with the times. Virtual tours are already standard. We test AI for matching clients with apartments. System analyzes preferences and shows only what might really interest.
But will AI replace agents? We doubt it. Technology handles data great. But understanding that client says “too small” but thinks “too expensive”? That still requires human.
Biggest threat? Cybersecurity. Imagine hack of system managing thousands of apartments. In Singapore such attack paralyzed estate for week. Residents couldn’t enter own homes.
