Mistake #1: Buying without checking neighbors<\/b><\/p>\n

Client fell in love with apartment in D\u0119bniki. Beautiful view of Wawel, great price. Didn\u2019t check neighbors. After moving discovered rock band practicing until 11 PM lives above. Sold after year with 50,000 PLN loss.<\/p>\n

Mistake #2: Ignoring zoning plan<\/b><\/p>\n

Family bought apartment with \u201cbeautiful green view\u201d near Ruczaj. Nobody checked zoning plan. Year later construction of 10-story block began under window. Apartment value dropped 15%.<\/p>\n

Mistake #3: Emotional decisions<\/b><\/p>\n

\u201cThis must be THE apartment!\u201d – we often hear. Couple so fell in love with loft in Zab\u0142ocie, they made offer without negotiation. Overpaid 80,000 PLN. Emotions are worst advisor in real estate.<\/p>\n

Mistake #4: Saving on experts<\/b><\/p>\n

Client didn\u2019t want to pay lawyer for document check. \u201cI\u2019ll manage myself\u201d. Turned out seller had debts, unpaid mortgage on apartment. Legal battle lasted 2 years.<\/p>\n

Mistake #5: No technical inspection<\/b><\/p>\n

Young couple bought \u201capartment for renovation\u201d in Krowodrza. Didn\u2019t do inspection. After removing wallpaper discovered mold on half the wall. Removal cost: 40,000 PLN.<\/p>\n

Mistake #6: Not reading developer agreement<\/b><\/p>\n

Buyers didn\u2019t read that price doesn\u2019t include parking space. \u201cWe thought it was included\u201d. Additional cost: 45,000 PLN. Always read fine print!<\/p>\n

Mistake #7: Bad transaction timing<\/b><\/p>\n

Sold their apartment before finding new one. Time pressure made them buy first available. Overpaid and regret to this day. Planning is fundamental.<\/p>\n

Mistake #8: Underestimating renovation costs<\/b><\/p>\n

\u201c30 thousand will be enough\u201d – they said. Final renovation cost of 50m\u00b2 in Grzeg\u00f3rzki? 85,000 PLN. Always add 50% buffer to planned budget.<\/p>\n

Mistake #9: Buying \u201cinvestment\u201d apartment without analysis<\/b><\/p>\n

Businessman bought 3 studios in Czy\u017cyny counting on easy profit. Didn\u2019t analyze local rental market. Apartments stand empty 3-4 months yearly. ROI instead of 6% comes out 2%.<\/p>\n

Mistake #10: Believing in \u201cdeal of lifetime\u201d<\/b><\/p>\n

\u201cOnly today this price!\u201d – classic. Client fell for pressure. Bought apartment 20% below market. Reason? Stench from restaurant on ground floor he \u201cdidn\u2019t notice\u201d during viewing. No free lunches.<\/p>\n
