Over the last several years technology has become more accessible, cheaper and significantly more intuitive. What ten years ago required a dedicated system designed by a specialist can today be configured by the homeowner from a few components available in any electronics store. At the same time, in the premium segment, advanced integrated systems such as KNX or Loxone have become standard, combining all building functions in one platform. It is worth understanding this market before buying, selling or renovating, because smart home affects both the value of an apartment and the daily comfort of living.

The most common entry to the smart home world is lighting. Bulbs controlled by an app or voice assistant, such as Philips Hue, IKEA Tradfri, Yeelight or Govee, allow regulation of brightness, color temperature and the color of light in every room. The scenes function allows the entire apartment to be switched to evening relaxation, focused work or hosting guests with a single click. A good complement are smart switches, for example Aqara, Shelly or Sonoff, which provide physical control even when the phone battery is dead.

The second pillar are smart thermostats and heating management systems. A thermostat such as Tado, Netatmo, Nest, Honeywell or ecobee can learn the habits of residents, automatically lower the temperature when no one is home and warm the apartment again before return. Producer statistics indicate savings of 10 to 25 percent depending on the insulation of the building and previous habits. This is not only saving but also comfort, because each room can be controlled separately.

Security is another important category. Smart locks such as Yale, Nuki, August, Aqara or SwitchBot allow entry to an apartment without a key, using an app, PIN code or fingerprint. This is a very practical solution for families with children, people receiving guests and owners of short or mid term rental apartments. Indoor and outdoor cameras such as Reolink, Eufy, Ring or Aqara give insight into the situation from anywhere in the world. Motion sensors, door and window contact sensors, and detectors of smoke, carbon monoxide and water leaks complete the security setup.

The fourth category is multimedia and entertainment. Multi room speakers such as Sonos, Bose, Apple HomePod or Amazon Echo Studio allow control of music throughout the apartment from one app. Televisions with operating systems such as Android TV, tvOS or Google TV are becoming the center of home entertainment. Laser projectors increasingly replace classic televisions in larger living rooms.

The fifth area is energy integration. Smart energy meters show in real time how much electricity each device consumes. Photovoltaic management systems optimize the use of own energy production, directing surpluses to energy storage, electric vehicle chargers or heat pumps. All of this significantly affects bills in times of high energy prices.

Everything sounds attractive, but there are also pitfalls worth avoiding. First, fragmentation of ecosystems. Mixing devices from different systems without a common standard leads to chaos where each device requires a separate app. The solution is to base the system on one of the main ecosystems, such as Apple HomeKit, Google Home, Amazon Alexa, or on the open Matter standard, which has recently been gaining importance and promises full interoperability. Second, privacy. Every smart device collects data. It is worth reading the producer’s privacy policy and choosing brands that offer local control and do not send everything to the cloud. Third, network security. A home network with dozens of smart devices is a potential attack surface. It is worth regularly updating firmware and using a separate network for smart home devices. Fourth, maintenance costs. Many devices require a subscription for full functionality, for example cloud access for cameras. It is worth checking the costs before deciding. Fifth, planning. The worst scenario is buying single gadgets ad hoc. It is better to plan the whole system in advance, even on paper, taking into account the final needs.

In the premium segment and in new developer investments we increasingly meet KNX or Loxone systems, which are professional wired solutions installed during construction. They allow integration of all building functions, including heating, cooling, ventilation, lighting, blinds, alarm, cameras, audio and integration with photovoltaics. Full installation costs for an apartment of 80 to 100 square meters start from a dozen or so thousand zlotys, but for larger apartments and single family houses they can reach tens of thousands. In return we gain a system that operates stably for decades, is invisible in everyday use and raises the value of the property.

In Kraków smart home is today standard in many new developments. Developers offer basic packages that usually include a smart thermostat, selected lighting and an app to manage the apartment. In the premium segment full KNX installations, integration with photovoltaics and intelligent security systems appear. On the secondary market smart home is rarely standard, but many buyers treat its absence as an argument for price negotiation, taking into account the cost of later modernization.

At Eternel we help clients assess smart home systems in the apartments they view and we advise on which solutions are worth implementing before sale or before moving in. We combine knowledge of the Kraków market with up to date awareness of technologies, so that our clients make decisions consciously. A well chosen smart home is real added value, a poorly designed one can become a source of frustration. It is worth talking about it with experts before starting to invest.

Smart home in an apartment, what is standard today, what is worth considering and how to avoid common pitfalls Smart home is no longer a trendy slogan and has become a real criterion in choosing an apartment, especially among younger buyers and people investing in rental properties.
