From a global perspective this is around 115 thousand euros or 125 thousand dollars. It is a sum that in one place provides a spacious, comfortable apartment, while in another it barely covers a tiny room with a sink. The geography of real estate markets today is extraordinarily diverse, and comparing the same amount across different countries reveals how enormous the differences between cities can be. Let us take a small overview that gives a concrete idea of local and global market realities.

We start with Poland. In Kraków 500 thousand zlotys today buys an apartment of 35 to 45 square meters in a good district. It could be the well connected Bieżanów, where the express agglomeration railway takes us to the center in 15 minutes, it could be Bronowice with its proximity to the park and the AGH university campus, it could be around Rondo Grunwaldzkie with access to trams, offices and everything needed for daily life. In more prestigious districts such as Stare Miasto, Kazimierz, Grzegórzki or Krowodrza the same amount covers a smaller studio of 25 to 32 square meters. On the other hand, if we extend our search to communes around Kraków such as Wieliczka, Skawina, Niepołomice, Zabierzów or Mogilany, the size grows to 50 to 65 square meters, sometimes even a small terraced house.

In Warsaw the same amount means choosing a smaller apartment in more peripheral locations. Most often 25 to 35 square meters in districts such as Praga Południe, Bemowo, Białołęka, Targówek, Wawer or Ursus. In the very center of the capital 500 thousand zlotys is not enough for anything larger than a 22 to 28 square meter studio, if such an offer can be found at all.

In Wrocław 500 thousand zlotys means 35 to 45 square meters in Krzyki, Psie Pole, on Fabryczna or around Maślice. In Tricity the same amount buys 35 to 45 square meters in districts such as Gdańsk Wrzeszcz, Gdynia Chylonia or Sopot Brodwino. In Poznań 40 to 50 square meters around Stare Miasto, Wilda or Jeżyce.

Regional cities perform best. In Łódź 500 thousand zlotys allows the purchase of 60 to 80 square meters in a good location, sometimes even with new finishing. In Katowice 55 to 70 square meters in the center or in Ligota. In Lublin 55 to 70 square meters in Czuby, Wieniawa or LSM. In Białystok, Rzeszów or Olsztyn the situation is similar. For those who can work remotely and are not tied to a specific metropolis, these cities offer excellent quality of life for reasonable money.

We move on to Europe. In Berlin 115 thousand euros is today a very modest offer. Most often a small studio of 30 to 40 square meters on the outskirts of the city, in districts such as Marzahn, Lichtenberg or Spandau. In the very center of Berlin we will not buy practically anything for this price. In Lisbon 115 thousand euros is enough for 30 to 40 square meters in areas such as Alfama, Anjos or Penha de França, although the condition of these apartments often requires renovation. In Madrid similar size but in peripheral districts such as Vallecas or Carabanchel.

In Barcelona 115 thousand euros means at most 25 square meters of studio in El Raval or Sant Andreu. In Valencia the situation is more favorable, around 40 to 50 square meters. In Paris the situation is dramatic. For 115 thousand euros we will buy a chambre de bonne, a small room on the top floor, usually 12 to 15 square meters, often without a private bathroom. These were historically rooms for servants, today sold for a fortune. In Italy, in Milan 25 to 35 square meters in the periphery, in Rome 30 to 40 square meters in districts such as Tor Bella Monaca or Centocelle.

Scandinavia is surprisingly expensive. In Stockholm 115 thousand euros covers a small studio of 25 to 30 square meters far from the center. In Copenhagen similar. In Oslo even more difficult, where central prices hover around 100 thousand Norwegian crowns per square meter.

In the United States the picture is very varied. In New York 125 thousand dollars is today probably a share in a cooperative apartment building, for example on the outskirts of the Bronx or in some parts of Queens. In Manhattan this amount is not enough for anything. In San Francisco and Los Angeles similarly, prices are beyond the reach of this amount. On the other hand, in cities such as Houston, Dallas, Austin, Charlotte or Memphis 125 thousand dollars is enough for a small single family home with a garden, two bedrooms and a garage.

In Asia the picture is very diverse. In Tokyo 125 thousand dollars is a small studio of 20 to 25 square meters far from the center. In Seoul similarly. In Hong Kong practically nothing in the classic ownership formula. But in Bangkok, Kuala Lumpur or Ho Chi Minh City for the same amount we will buy a large, modern two room apartment in a prestigious building with a pool and gym. In Bali, on a long term leasehold basis, one can buy a villa with a pool.

Dubai is growing especially fast. 125 thousand dollars is today a 35 square meter studio in Dubai Marina, JLT or Business Bay. In more premium districts such as Downtown or Palm Jumeirah this amount covers at most a share or a small studio without special features.

What can be drawn from this geography? First, the Polish market despite recent growth still offers favorable conditions compared to most European metropolises. Kraków, Warsaw and Wrocław are more expensive than regional cities, but still significantly cheaper than Paris, London, Barcelona or Stockholm. Second, in smaller Polish cities 500 thousand zlotys allows the purchase of an apartment of a size that in many European capitals cannot be found even for a million. Third, the global real estate market opens interesting opportunities for those who want to invest or move abroad. Fourth, within the same amount location can mean the difference between a 12 square meter apartment and a house with a garden, depending on where we look.

At Eternel we help clients understand both this global and local context. Whether you are planning your first purchase in Kraków, a larger family property in the surroundings, a rental investment or seriously considering relocation, we are ready to help look at various options, compare and select the one that best fits your plans and budget.
