It is a short, often stressful moment in which we have to assess a property worth hundreds of thousands of zlotys. It is easy to be swept away by emotions, charmed by bright lighting, a nice view from the window or stylish furniture. Unfortunately under the surface of a nice presentation there may be problems whose repair after signing the notarial deed will cost tens of thousands of zlotys or months of court battles. That is why it is worth knowing the classic red flags and keeping a concrete checklist of items to review in mind.

The first red flag is strong, disproportionate smells in the apartment. Fresh paint, incense, scented candles, plug in air fresheners, intense room sprays, all of these can mask real problems. The most common of them is damp and mold, sometimes pet odors, sometimes mold under wallpaper or in the bathroom, sometimes cigarette smoke smell absorbed by furniture and walls. When we enter an apartment in which the owner says “freshly painted” or “I just put in a new fragrance”, it is worth asking to open the windows for 5 to 10 minutes and return to the inspection. It is worth smelling room corners, checking built in wardrobes and spots under window sills. Mold often hides exactly where it is hardest to spot.

The second red flag is cracks on the walls, especially diagonal or stepped ones. Small cracks in the plaster near baseboards or around door frames are normal and arise from the regular work of the building. However, cracks running diagonally, cracks with a stepped pattern and cracks that cross several walls may signal settling of the building, foundation problems or serious structural damage. These are cracks that cannot be fixed by skim coating. They require a structural engineer’s opinion and, in some cases, a full inspection of the building. It is also worth checking the condition of the facade from outside, the state of the balcony and the staircase.

The third red flag is noise at unusual hours. An ideal viewing on Sunday at 11 may turn out to be an illusion if the building is located on a busy street, next to a club, restaurant, kindergarten, construction site or railway line. Noise changes the quality of life in a way that is hard to predict from one visit. A good practice is to come back during rush hour on a weekday, on Friday evening and on Saturday. Open the window for a moment and listen. If the apartment is on the ground floor or a low floor, it is also worth checking whether footsteps from neighbors above can be heard when the apartment above is in use.

The fourth red flag is an unclear or complicated legal situation. An apartment with several co owners, an unsettled inheritance, several mortgages, enforcement entries, an unsettled situation after a former spouse, or an outdated state in the land and mortgage register, is a story that can block the transaction for months or lead to serious complications. The first step is always checking the land and mortgage register, which can be viewed in the Polish electronic system ekw.ms.gov.pl. We read the section on ownership, the section on rights and restrictions, the section on mortgages. If any inconsistencies appear, it is worth consulting a lawyer before signing anything.

The fifth red flag is pressure to decide quickly. “I have three other interested parties”, “tomorrow will be too late”, “you have to decide today because the owner is waiting”, these are classic phrases whose only goal is to make calm analysis of the offer impossible. Experienced sellers and honest agents understand that buying an apartment is one of the biggest financial decisions in life and requires time. Time pressure should always raise a warning light, regardless of how attractive the offer looks. If the apartment really is so good that it will surely find a buyer within a day, it means it is underpriced, which is also strange and requires checking.

Beyond these five classic red flags it is worth having a full checklist for every visit. The list should cover several groups of elements.

In terms of technical condition we check the windows, whether they open and close well, whether there is no draft around the frame, whether they are original or replaced. We check internal doors, kitchen appliances, the bathroom for mold and the quality of grout, water pressure in the taps and shower, the electrical installation and the number of outlets, the state of the floors under furniture and rugs if possible, and the state of window sills.

In terms of energy we check the heating source, the energy class of the building, the year of the last thermal modernization, the insulation of walls and windows, and possibly the presence of photovoltaic panels or heat pumps. We read the energy certificate, which the owner is obligated to show.

In terms of operating costs we ask for the latest bills for electricity, gas, water, heating and for information about the level of building administration fees and utility costs over a year. We ask about any planned cooperative renovations, renovation funds and any additional charges.

In terms of surroundings we check access to public transport, distance to the shop, pharmacy, primary care doctor, school, park, recreation areas. We ask about parking space, basement, storage room and bicycle access.

In terms of neighborhood we ask about relations in the housing community, recent conflicts or important changes, possible regulations regarding pets, short term rental or noise. Sometimes it is worth talking to a neighbor on the staircase if there is an opportunity.

In legal terms, as already mentioned, we read the land and mortgage register, ask about possible encumbrances, find out about all persons entitled to the apartment, check the source of the seller’s title.

This whole list may seem overwhelming, but after a few viewings one gains rhythm and it becomes second nature. A well organized visit usually takes 30 minutes to an hour on the first approach, and on the second approach, when the apartment initially appealed to us, we can spend even more time in it, take measurements, check details, talk to neighbors.

At Eternel every offer we recommend to our clients we first review ourselves. We check the land and mortgage register, know the history of the building, talk to sellers, ask about details. We offer clients our experience and an outside pair of eyes that looks at the apartment with distance, without the emotions that accompany every buyer. For many of our clients this element turns out to be the most valuable. The decision to buy an apartment is too big a matter to make alone.

5 red flags when viewing an apartment that should never be ignored, and the full checklist for every visit Viewing an apartment is one of the most important moments in the buying process.
