Otodom, OLX, Morizon, Domiporta, Facebook Marketplace, all these platforms offer tens of thousands of listings with attractive photos, professional descriptions and detailed parameters. One can spend an evening clicking, comparing and creating a list of apartments to view. There is, however, something that no photo, even the most professional, will reveal. Realities that emerge only during an in person visit. We have gathered the 10 most important ones that are worth knowing before every viewing.

First, noise. This is the most underestimated issue. A photo of a beautiful living room will not reveal that the windows face a busy street with intense traffic at peak hours. It will not show that around the corner there is a restaurant with an outdoor area open until midnight. It will not show the tram line whose train passes every few minutes. It will not show the courtyard where children play football. It will not show the night club in the neighboring building. Noise changes the quality of life in a way that cannot be measured by a number. It is best to view an apartment several times, at different hours of the day and the week.

Second, smell. Damp, mold, cigarette smoke absorbed by furniture and walls, pet smells, a neighbor smoking on the staircase, a trash bin under the window. All these elements can completely change the experience of an apartment. A classic trap is the fresh smell of paint, incense or plug in air fresheners, designed to mask something the seller does not want you to sense.

Third, real sunlight. Photos are taken at the best possible time of day, when light is golden and soft. This can mask the fact that the apartment is dark for most of the year. An apartment with windows facing north, surrounded by tall buildings or with a blocked view, on a cloudy day may look completely different than in the portal photo.

Fourth, the state of the staircase and the entrance to the building. The interior of an apartment may be beautifully renovated, but the staircase can tell the other half of the story. A dirty, neglected entrance, a broken intercom, non functioning lights, a neglected courtyard are signs that the housing community is not working or has financial problems. This translates directly into the comfort of life and the future value of the apartment.

Fifth, the neighbors. Their number, character, lifestyle. A quiet retiree or a student playing drums at midnight are two completely different experiences. Upstairs neighbors stomping from the morning, a neighbor next door loudly watching TV, a staircase full of conflicts. You will not find this on any platform. It is worth talking to residents when you meet them on the staircase.

Sixth, technical problems under fresh paint. Cracks, water stains, marks from past flooding, all these elements can be painted over with a thick layer of new paint. Classic warning signs are a fresh smell of paint throughout the apartment and strangely new finishing in a single spot, for example in one corner of the ceiling. It is often worth asking when the apartment was last painted and why.

Seventh, parking and traffic around the building. Photos of an apartment do not show that on Friday at 7 pm there is no parking space available near the block and the nearest paid parking is 300 meters away. They do not show that the morning exit traffic means 20 minutes of jam just to leave the housing estate. These realities are visible only through observation at the right hours.

Eighth, maintenance costs. An apartment for 700 thousand zlotys with a monthly administration fee of 1500 zlotys is a different story than an apartment for 720 thousand with a fee of 700 zlotys. Photos do not show these numbers. Always ask for the latest bills for electricity, gas, water, heating, administration fee and information about planned community renovation funds.

Ninth, the history of the listing. Why the seller is selling, how long the apartment has been on the market, whether the price has already been lowered, who bought it before and when. All this information can save you from a costly mistake. If an apartment has been on the market for eight months and the price has been lowered three times, this is a signal that something with the offer is not right.

Tenth, the legal situation in the land and mortgage register. This is the invisible part of every offer. Several co owners, an unspecified inheritance, a mortgage, enforcement entries, third party rights to the apartment. All this will not appear on any photo but can block the transaction for months or lead to serious problems after purchase.

What to do with this in practice? First, treat photos as an invitation, not as the basis of a decision. Second, plan the first viewing seriously. Reserve 30 to 60 minutes, take a checklist, make notes and photos with your own phone. Third, return. If the apartment seems suitable, view it a second time, at a different hour of the day, ideally during rush hour or in the evening. Fourth, ask questions. How long the apartment has been on the market. Whether the price has been lowered. Why the owners are selling. What the legal situation looks like. Whether community renovations are planned. Whether the staircase is included in a renovation plan. An experienced, honest seller or agent will answer without hesitation.

At Eternel we encourage clients to take such a two or three stage approach. The first viewing is general impressions. The second viewing, at a different time of day, is to check key details and confirm the first impression. The third viewing, if the apartment is clearly in the running, is a technical and legal analysis with the complete documentation. As a result the decision is made not under the influence of emotions on one day but after a real check of all important elements.

Photos are important because they open the door to an offer. But what happens behind that door is revealed only in person, in real conditions. An apartment is worth buying only when it has defended itself against your questions, not when it has charmed you with a photograph.

What apartment listing photos will never show, 10 hidden traps that reveal themselves only in person Choosing an apartment online is today a standard.
