And yet this segment has its weight, its dynamics, its buyers and its own rules of the game that cannot be transferred from other market segments. Let us therefore look at this area honestly and concretely, from the perspective of both buyers and sellers.

Let us start with the definition. What actually is a premium apartment in Kraków. This concept does not have one official boundary, but in practice we are talking about properties whose price per square meter exceeds 25 to 30 thousand zlotys. In the upper segment, meaning units of 100 to 250 square meters in the best locations, prices reach 40, 50 and in the case of penthouses and apartments with exceptional views even 55 thousand per meter. The upper limit practically does not exist because individual transactions reach total values of 5 to 20 million zlotys.

The locations that dominate the premium segment are above all Old Town, Kazimierz, Stradom, Salwator and selected fragments of Stare Podgórze. Here tenement houses dominate, sometimes after thorough renovation, and few new investments that, due to strict conservation guidelines, are carefully adapted to the surrounding architecture. The second layer of locations are selected new developments in Grzegórzki, Zabłocie and around Rondo Grunwaldzkie, where premium apartments with views of Wawel, the Vistula and the roofs of the Old Town are located. The third layer are intimate, exclusive developments in districts such as Wola Justowska, Olszanica, Bronowice Wielkie, offering houses and large apartments in quieter, villa style buildings.

Who actually buys in the premium segment. From our experience several main groups can be distinguished. First, local entrepreneurs and managerial staff who build their own target property or invest in a second property. Second, Poles living abroad, most often in Germany, the United Kingdom, Norway, the United States, who are looking for a second home in Poland or planning to return. Third, foreign investors, especially from Germany, Austria, Scandinavia, the United Kingdom, Czech Republic, Slovakia, Spain, Italy, the Middle East, the United States. Fourth, recently more strongly present, clients from Ukraine who are building a presence in Poland from a strategic point of view. Each of these groups has its preferences, its approach to the transaction and its expectations toward the advisor.

What determines the price in the premium segment. First, location, but in a dimension much more precise than in the standard segment. An apartment on Floriańska, but on the east side with a view of the Florian Gate, is worth more than an identical apartment on the west side. An apartment with windows facing Planty is worth more than an apartment with windows facing the courtyard. These nuances are key in the premium segment. Second, view. A view of Wawel, of the Vistula, of Planty, of the roofs of the Old Town are values that add even 30 to 50 percent to the price compared to an identical apartment without a view. Third, the standard of finishing. Materials from the upper shelf, designs by well known interior architects, smart home systems, top quality window and door joinery, oak parquet, natural stone. All these elements are the standard of the premium segment. Fourth, the prestige of the address and the identity of the building. Fifth, additional amenities such as a private garden, rooftop terrace, sauna, gym in the building, security, reception.

What gives value over time. First, limited supply. The number of truly premium locations and apartments in Kraków is constant. Ten new penthouses with a view of Wawel cannot be suddenly created. Second, international demand, which partially isolates this segment from local economic cycles. Third, prestige, which does not lose meaning over time. An apartment at a prestigious address will always be an apartment at a prestigious address.

What are the rates of return. Long term rental in the premium segment gives today 2.5 to 4 percent net per year. This is clearly less than in the standard segment because purchase prices have grown faster than rental rates. Short term rental in Old Town, Kazimierz, Salwator locations in the luxury segment can bring 5 to 8 percent net but requires management at a very high level. Value growth historically amounts to 5 to 8 percent per year, and in selected locations even more. In total, the return on investment in the premium segment over a long perspective of 7 to 15 years amounts to 8 to 12 percent per year.

Pitfalls of the premium segment. First, low liquidity. Premium apartments do not sell within a few weeks. The average time on the market is 6 to 18 months, sometimes longer. Second, a limited pool of buyers that requires precise marketing and work with knowledge of specific channels of reach. Third, high transaction costs, meaning agency commission, notarial fee, tax on civil law transactions and in the case of resale income tax. Fourth, regulatory risk. In short term rental any changes in municipal regulations strongly affect profitability. Fifth, technical risk. A premium apartment from 1900 requires care in maintenance and possible renovations.

For whom does the premium segment make sense. First, for those for whom a premium property is not only an investment but also an element of lifestyle and personal satisfaction. Second, for long term investors who are looking for a stable asset class resistant to cycles. Third, for families looking for a second home in one of the most beautiful cities in Europe. Fourth, for those who understand that premium also means greater complexity and greater demands on themselves and the advisor.

At Eternel we work with the premium segment with special discretion and professionalism. Every premium property has its history, its potential buyers and its optimal sales channels. To buying clients we offer access to offers also off market, help in negotiations and full legal and tax support. Premium in real estate is not only the price.
