September is the last moment to check heating system before winter. With energy prices at record levels, choosing apartment with proper heating can save a fortune!
Shocking costs of 2025/26 season (60m² apartment):
Coal stoves (old tenements): PLN 800-1200/month ❌
Gas with old boiler: PLN 600-900/month
Gas with condensing boiler: PLN 400-600/month ✓
City heating network: PLN 350-550/month ✓✓

Which districts have cheapest heating? New estates with MPEC – predictable costs. Ruczaj, Czyżyny – modern systems. Krowodrza (new buildings) – often heat pumps. Avoid: old tenements without thermal modernization!
What to check when buying/renting? Energy certificate – class A/B saves PLN 3000-5000 annually! Insulation thickness (min. 15cm styrofoam). Windows – triple-glazed is 2025 standard. Room temperature control possibility. History of bills for last 2 winters.
Investments that pay back: Thermal modernization – return in 4-6 years. Boiler replacement to condensing – 3-5 years. Heat pump – 6-8 years (with subsidy 3-4). Photovoltaics – 5-7 years. WiFi thermostats in every room – 1 season!
2025 subsidies – last call! Clean Air – up to 90% of costs for poorest. My Current 6.0 – up to PLN 27,000 for PV. Thermal modernization – relief up to PLN 53,000. Stop Smog – comprehensive heating replacement. Applications until end of September!
For landlords: Apartments with low heating costs rent 50% faster. You can raise rent by PLN 100-200 with “cheap” heating. Tenants increasingly ask about bills! Energy certificate A/B is argument in negotiations.
