What are they looking for? ELEVATOR – absolute must have (90% resign without elevator). One bedroom + living room (rarely 2 bedrooms). Balcony/terrace – 78% require. Bathroom with walk-in shower (not bathtub!). Park proximity – 65% priority. Pharmacy/clinic within 500m radius.
Districts popular among seniors: Krowodrza – peace + infrastructure. Dębniki – greenery + transport. Bronowice – commerce + healthcare. Salwator – prestige + parks. They avoid: Nowa Huta (stereotypes), Podgórze (too youthful).
Senior apartments – new niche! Apartments with care option, common spaces, activities. Prices: PLN 8000-12000/m² + service fees PLN 1000-3000/month. ROI for investors: 7-9%. Only 3 such investments in Kraków, huge potential!
Seniors as tenants: Pay on time (pension = steady income). Care for apartment as their own. Long contracts (2-5 years). Don’t throw parties. But: require quick response to defects.
