
August 2025, market is stabilizing, which means more room for negotiation. Sellers aren’t as confident as a year ago. Time to use this to your advantage!
Timing is key. Best time for negotiations? When listing is up 60+ days. Seller starts getting impatient. End of month/quarter – business owners need cash. December – everyone thinks about holidays, not buying.
Gather ammunition. Check transaction prices in area (cenatorium.pl), find apartment flaws (moisture? noise? no elevator?), calculate renovation costs. Each argument is potential 1-2% discount.
Seller psychology. 73% of owners overprice by 10-15% “just in case”. First offer -5% isn’t an insult, it’s conversation starter. Selling for 6+ months? May drop even 10-12%.
Tactics that work: “I have cash, can finalize in 2 weeks” – worth 3-5% discount. “Taking without mortgage” – another 2-3%. “Accept developer/renovation state” – possible 5-7%. Buying 2+ apartments from developer? Negotiate package!
What NOT to do: Don’t insult apartment in front of owner. Don’t say “this is worth maximum X” – that closes conversation. Don’t bluff with other offers – easy to verify. Don’t negotiate via SMS – face to face or phone.
Golden rule: Always leave seller room to “win”. Instead of demanding PLN 50,000 discount, ask for PLN 60,000 and let them “win” PLN 10,000. Psychology of winning closes deals!
