Green building and ecological certifications in 2026, why they are becoming a key criterion for choosing real estate
Green building is one of the most important phenomena shaping the real estate market in 2026. Just a few years ago ecological certifications were associated mainly with prestigious office towers in the centers of large cities. Today they have become a real factor in purchase and investment decisions also in the residential segment. Regulatory changes, rising energy costs and growing climate awareness mean that questions about a building’s energy class are now among the first asked when viewing an apartment.
The most popular certifications worldwide are BREEAM, developed in the United Kingdom, LEED, originating from the United States, and WELL, which focuses on user health and comfort. In Europe BREEAM is particularly common, in the United States LEED dominates, and WELL increasingly appears in modern office and hotel projects. Each of these systems evaluates different aspects, such as energy efficiency, water management, indoor air quality, building materials, carbon footprint and the impact of the investment on the local community.
From the investor’s perspective, the hard numbers matter most. Reports by Knight Frank, JLL and CBRE show that buildings with green certifications achieve higher rents, shorter vacancy periods and higher resale values. The ecological premium across Europe ranges from 5 to 12 percent depending on the segment, location and specific certificate. In the United States similar studies by the Urban Land Institute confirm a sustained upward trend.
What lies behind this change? First, EU regulations. The taxonomy, the CSRD directive and ESG reporting requirements force large companies and investment funds to incorporate environmental criteria into their portfolios. Banks increasingly offer better financing conditions for properties meeting ecological standards. Second, rising energy costs. Apartments with poor energy efficiency have become noticeably more expensive to operate. The difference in annual heating costs between class A and class E can reach several thousand euros. Third, the climate awareness of consumers. Younger generations of buyers and tenants take environmental impact into account in their life choices, including the choice of where to live.
In Poland the trend is particularly visible in new investments in Warsaw, Kraków and Wrocław. Developers increasingly offer rooftop photovoltaic panels, heat pumps, mechanical ventilation with heat recovery, LED lighting with motion sensors, EV charging stations and bicycle infrastructure. In the premium segment energy management systems, smart thermostats and high quality acoustic insulation are becoming standard. Even on the secondary market energy certificates have become a required document for every transaction, and class A and B properties achieve noticeably higher prices than those rated D, E or F.
Globally several inspiring examples are worth noting. In Copenhagen new districts are designed with zero carbon footprint in mind, while in Amsterdam cycling infrastructure and access to greenery are key elements in residential valuations. In Singapore the law requires the presence of vegetation on commercial buildings above a certain size, which has reshaped the city’s skyline. In the United States California and New York have introduced strict emission standards directly influencing the valuations of offices and apartments.
For buyers, this translates into a specific list of things to check. The building’s energy class as stated in the energy certificate, the heating source, the date of the last thermal modernization, the quality of windows and insulation, the presence of heat recovery systems, photovoltaic installations or connections to district heating networks. All these elements affect both daily comfort and the bills that arrive every month.
For sellers ecological features have become a marketing argument that attracts attention. It is worth ensuring you have an up to date energy certificate, documentation of thermal modernization and information about recent installation upgrades.
For long term investors properties meeting high ecological standards represent a safer placement of capital. They are less exposed to value erosion driven by changing regulations and remain attractive on the rental market for longer.
